How a job runs

Four stages, and who is there for each

The visit

I come and look at the property with you, and we talk through what you want, what it is likely to cost and how long it will take.

The drawings

Plans and renders before anything is ordered, so the argument about the kitchen happens on paper.

The build

Local trades do the work. I am on site every week to see that they do it properly, and the photographs come to you whether you are in Spain or not.

Handover

The property comes back to you finished, with the warranties, the certificates, and somebody to ring afterwards.

What goes wrong

Old Spanish houses have opinions

Damp behind a rendered wall. Wiring from the seventies. A roof patched instead of replaced, a terrace built without a licence. Finding those before the quote is written is most of what keeps a renovation on its budget, and it is why the first visit takes two hours rather than twenty minutes.
