I renovate as well as sell. If a new kitchen would add more than it costs, I will say so, quote it, and have it done before the first viewing.

How it goes

From the first visit to the notary

  • I visit

    I walk round it with you, measure, and look at what has actually sold nearby. It takes about an hour.

  • You get a figure

    In writing, with the comparable sales it rests on, and an honest view of how long it will take at that price.

  • I prepare it

    Photography, floor plan, three languages, and the paperwork chased while the pictures are being taken.

  • I sell it

    Private list first, then the portals. I run the viewings, the offers and the run-up to the notary.

Before it can be marketed

What you will need

None of it is difficult, but the energy certificate is a legal requirement before a property can be advertised at all, and it takes a few days. I can arrange any of it for you.

  • Nota simple — the land registry extract showing who owns it and what is charged against it
  • Energy performance certificate — required by law before marketing begins
  • The latest IBI receipt, showing the council tax is paid up to date
  • Cédula de habitabilidad, where the property has one
  • The last community fee statement, and recent utility bills

What it costs

You pay me when it sells.

The commission comes out of the completion, at the rate we agree before you instruct me. The usual range on this coast is three to five per cent. Nothing for the valuation, nothing for the photography, and nothing at all if it does not sell.
